Southall Industrial Estate set for transformation into data centres

The International Trading Estate on Trident Way in Southall is set to be demolished to make way for large-scale data centres.

The redevelopment plans, approval by Ealing Council’s planning committee on 22 October 2025, include tearing down the existing buildings to create a large-scale data centre campus, alongside industrial workspace.

The site currently contains 14 single- and two-storey industrial buildings, providing around 40 individual units with a total floorspace of approximately 82,000 sqm.

Historical mapping shows the land has been in continuous industrial use since the early 20th century, including a period when it housed the well-known Tickler’s Jam Factory.

Located on Trident Way, the estate has long served as a base for warehousing and light-industrial activity. Many of the existing structures are dated, with some units now vacant or in poor condition.

As a tribute to this industrial past, one of the new buildings will be named "The Jam Factory", celebrating the site’s heritage and long-standing role in Southall’s manufacturing history.

These will be replaced by four data-centre units within three buildings, covering approximately 156,804 m² of gross external area, GEA), up to 37.4m in height.

In addition, four industrial buildings are included, totalling about 23,389 m² GEA, up to 15.5m in height.

A central pavilion building of approximately 223 m2 GEA is also proposed to serve as an amenity hub for the site.

The scheme will also include two substations, associated plant, enclosures and necessary physical security systems, internal roads, servicing, circulation, car and cycle parking and hard and soft landscaping works.

Location & Strategic Context

The site lies in Southall, within the London Borough of Ealing, designated as a Locally Significant Industrial Site and forming part of the Southall Opportunity Area.

The redevelopment contributes to a growing cluster of data-centre infrastructure in West London, reflecting rising demand for digital infrastructure close to the capital and its connectivity networks.

Economic, Social & Environmental Commitments

The developer has committed £20.25 million via a Section 106 agreement toward local and strategic initiatives, including a data-centre skills strategy, air-quality actions, and local-economy management.

The scheme is expected to support substantial employment — with sources indicating more than 1,120 permanent jobs once operational.

Sustainability measures are central to the project, including the use of renewable energy and a reduction in vehicle movements compared with the site’s previous industrial use.

Timeline & Next Steps

Planning application documents were published, and public notice for the scheme was issued in March 2025.

Construction is expected to begin once pre-commencement conditions are discharged. One related scheme reference anticipates completion in 2030.

Significance

This development marks one of the largest dedicated data centre campus proposals in the region, reinforcing West London’s role as a major node in the UK’s digital infrastructure. The project blends large?scale industrial use with community amenity, job creation, and public realm improvements.
