Southall site to deliver new family homes under council housing plan

The plot on Recreation Road, currently occupied by disused and deteriorating garages, has been identified for redevelopment and could provide around four family-sized homes, subject to planning approval.
An architect-led developer has been appointed to bring forward proposals for the site, marking part of a wider push to make better use of smaller parcels of council-owned land that are often overlooked by larger developers.
The scheme forms part of the Mayor of London’s Small Sites, Small Builders initiative, which aims to support smaller construction firms in delivering new homes across the capital. While these businesses account for a relatively small share of the development market, they are seen as important in bringing forward housing on constrained urban sites.
Council leaders say the approach helps increase housing supply while also supporting local employment and smaller construction firms.
Recreation Road has long been considered a suitable location for redevelopment due to its existing condition and underuse. The council says converting such sites into housing is part of its strategy to address growing demand for family homes in the borough.
Local engagement is expected to take place before a formal planning application is submitted, with residents to be consulted on emerging design proposals.
Developers involved in the scheme say they intend to work closely with the community to shape the final design and ensure it reflects the character of the surrounding area.
The project is part of a wider pipeline of small-site developments being explored across Ealing, with additional sites expected to be released for tender later in the year.
